Our in-house design team offers flexibility by customising any of our standard designs or creating bespoke designs to meet individual client preferences. Our kit homes are eco-friendly, featuring highly insulated, low-carbon timber frames that comply with stringent fuel conservation and environmental sustainability standards.
Each home is independently certified by a structural engineer, ensuring exceptional strength suitable for various locations, including remote mainland and island sites. To enhance customer convenience, we provide services such as handling statutory consents and offering optional kit erection, aiming to minimise client stress throughout the building process.
For complete peace of mind, Norscot also manufacture the windows and doors to complement each kit home, ensuring a seamless fit and the highest quality throughout.

In 2022, Mark and Ann embarked on a project to transform Ann’s ancestral home on the Isle of Scalpay, Harris. Initially considering a renovation, they decided on a new build after determining that the existing structure’s layout was unsuitable.
Mark and Ann selected us based on our exceptional assistance and superior product quality. A key factor in their decision was a recommendation from a previous client who had successfully built on the nearby Isle of Lewis. They were particularly impressed with the high-quality finishing materials we provided, which helped bring their vision to life. They also made use of our build cost calculator to effectively plan their budget.
Their favourite space is the living room, featuring a cosy woodburner and breathtaking views, making it the perfect spot for relaxation.

Norscot holiday homes
Mr and Mrs Marsh, owners of a croft in Ross-shire, sought to diversify their income by building a self-contained holiday let. They designed a 60.5m² structure that blended with the landscape and secured planning permission independently.
Finding a kit manufacturer for their bespoke, compact design proved challenging, but Norscot stood out by not only providing a quote but also producing detailed construction drawings and assisting with building warrant approval.
The Marshes chose to manage the build themselves, undertaking most of the physical work. Despite challenges – including COVID-19, material shortages and personal setbacks – that stretched the project to four years, Norscot’s support remained steadfast. Our team provided advice throughout the self-assembly process, ensuring the kit, delivered on schedule, fitted together perfectly.
The finished holiday let, with its large glazed frontage, offers stunning loch and mountain views, creating a relaxed space for visitors.
