Deep in the heart of the Kent countryside sits this contemporary family home, with an L-shaped design that provides both privacy and an inviting sense of arrival.

The key to this project was the homeowners’ desire to build a modern family home with clean lines and contemporary design features in a rural setting with beautiful countryside views, yet still close to amenities and transport connections. In 2011, the homeowners secured a plot with a dilapidated four bedroom house near Tunbridge Wells, just outside a conservation area and partly located within an area of outstanding natural beauty.

The site came with two planning permissions for its redevelopment, one of which featured a sizeable modern house. This presented the opportunity to submit an amended design on the back of the original permission. The design phase commenced in March 2012 and, following an intense consultation period, planning was submitted that September and consent was granted in November 2012. When it came to the build, thanks to the use of Baufritz’s prefabricated timber frame construction route, the shell of the house was assembled within days. Weald House comprises a new five-bed, two-storey detached home, featuring an L-shaped design. This L shape provides an inviting arrival area on the ground floor to the south west and screens the more private eastern garden area. The modern design blends harmoniously with its surroundings, thanks to the simple building materials (mainly light render and natural larch cladding), which will weather naturally.

The north and west façades are kept simple, with modest fenestration mainly for service rooms, some with semi-opaque glazing to avoid overlooking. The southern projection of the building houses the kitchen on the ground floor and the master suite on the first floor, providing natural surveillance of the entrance, garden and the eastern and southern boundary of the site, which are more easily accessible from the open fields. The gated access provides a strong sense of ownership and privacy.

The east and south aspect of the building have more glazing, to take advantage of the outstanding views where possible and to provide a more direct connection to the approach and garden side. The house is laid out as a comfortably sized family home and is able to accommodate a potential increase in spatial requirements in the future or intergeneration living.

Natural Luxury Modern Modular Houses – From Baufritz, Germany’s premier timber frame house manufacturer

Baufritz have established themselves as one of the top ecological timber frame house manufacturers in Europe.   We have over a hundred years’ experience in the German market and have been in the UK for over fifteen years. Our houses are constructed using natural local materials, sourced from the sustainable forests located near our manufacturing facility. These materials have been used for millennia to create alpine houses and have shown themselves to be tough and durable in a harsh environment. We have evolved a process using Modern Manufacturing Methods to create extremely well engineered prefabricated modules in our state of the art factory. These modules can then be transported to the client site and erected in a few days. Typically, our houses can go from concept and design to completion in less than 12 months – a significant improvement on traditional construction methods.

We believe your house should be free from the harmful chemicals which have become the norm in standard building practices. Climate Change mitigation has placed a focus on the energy consumption of buildings. New builds must deliver significant energy efficiency improvements. Traditional house design and construction methods struggle to meet these standards. All our houses have excellent energy efficiency ratings and we have constructed a number of projects to the Passive House standard. Many clients include PV, Solar Heating and Ground Source heat pumps to further reduce energy consumption.

You may be surprised to find out that unlike many kit house builders, there is no such thing as a Baufritz style house. Our approach is to design and construct houses which meet our clients’ needs.  As a client you can select a shell project, where Baufritz deliver and construct walls and roof, or decide on a full turnkey solution, where all aspects of your build are managed by our in house teams.

We have a well recognised apprentice scheme where we are training the next generation of craftspeople and designers without gender prejudice. We believe in supporting our local community and our network of crafts people include local suppliers. A number of our clients come to us with mobility challenges, and we design our interiors and access to support wheelchairs and physical impairment.
