Arranging a 10 Year Structural Warranty on your project from the outset is important, even more so with the New Building Safety Act. Our structural warranty provides cover against defects in the design, workmanship and materials, and includes failure to comply with Building regulations and Contaminated Land. They are considerably wider protection than that offered by an Architects or Professional Consultants Certificate.

Your Liability Under the Defective Premises Act. Not only will a structural warranty offer you protection against your liability under the Defective Premises Act for 10 years, but the inspection process instigated during the build will ensure your project is being built to a good standard and in accordance with the approved design. This is especially useful if you have no construction experience.

‘A’ Rated Insurer The cover under a Protek Self-Build Warranty is backed by an ‘A’ rated insurer and each customer is covered under the Financial Services Compensation Scheme. The insurer is fully licensed to provide insurance in the UK unlike others. Not all providers offer this level of protection. Under the new Building Safety Act time limitations for bringing a claim against the original developer (that’s you) are being increased to 15-years. An Architect’s or Professional Consultants Certificate (which offer very limited protection anyway) will not go beyond 6 years. Prospectively these changes to the Act are likely to include renovation projects too.

No two-year defects period. Critically, the structural warranty is designed to protect the policyholder from day one following completion, which means there is no two-year defect period to worry about.

What is a defect period? It’s a time  period (usually two years from the date of completion) where whatever goes wrong with the house will become your responsibility. Clearly having just built the property, you are unlikely to have the financial resources available to fix a serious structural defect or major waterproofing issue, so while they are cheaper, these policies are unlikely to be suitable.
