Site insurance is essential when you are carrying out a self-build, renovation, extension or conversion project. The policy provides cover for the new work and materials, liability and other risks faced during the project. You will normally take it out at the point of ‘Exchange contracts’ or immediately prior to works starting. Your cover then continues through the construction process until the project is completed and taken into use. Protek’s policy has been specifically designed to provide cover against the physical loss or damage that is inherent in the type of building project being undertaken.

Why should you have site insurance? It’s not just serious losses like a fire or flood that you need to consider being protected against. Claims for theft of materials, plant tools and equipment can become quite expensive if not insured. A mini digger can cost £16,000 or more to replace but if you have hired it you may be liable for paying the continual hire charges until it has been replaced. Vandals gaining access to the part completed project could cause a huge amount of damage and destruction even if they don’t steal anything. Remoteness of a site can just add to the issue. You may have neighbours in proximity and accidental damage to their property could become expensive.

Importantly our site insurance can also provide cover for existing structures (like your house when carrying out an extension or a barn that’s being converted)

Site Insurance provides cover in two ways.

Physical damage: Helps protect you against physical loss or damage to the works, materials, plant, caravans, tools and equipment used throughout the project. A fire loss, accidental damage, weather related loss, theft and vandalism all fall into this area of site insurance cover.

Liability: By covering your incurred liability in the event you inadvertently damage someone else’s property or cause injury to another person during the course of the build. The effects of damaging a neighbouring property are easily understood, but you may not realise that you have responsibility for Health & Safety on the site and an injured worker could sue you following an accident, however minor.  This is why it is essential to cover your liability.

Protek is a direct site insurance and structural warranty provider. We specialise in new builds, renovation, extension, and conversion projects, ranging from self-build to mainstream development.

We are very experienced in the self-build and custom build sectors and genuinely understand the risks you face during your project. Our knowledgeable team will assist you in understanding what cover you need to get in place and when. Our expertise is reflected in the products we offer which are designed to help protect you against expensive unforeseen losses which frequently result in claims.

Construction, renovation, and extension projects are complex when it comes to understanding who is responsible for insurance. Relying on a builder telling you they are fully insured is not advisable. Likewise, assuming home insurance is suitable to adequately cover an extension project can be a risky strategy and may not protect you against the real-life losses that can occur on a project.

We are on hand Monday to Friday to help you get cover in place and our website will enable you to get an indication or quotation in minutes. Once you’re building our structural warranty inspection reporting is online, making it simple for you to keep track of the build from wherever you are.

We publish an essential guide to insuring your project which many self-builders find useful. You can download a copy here
