With land availability issues, particularly in SE England, this is an exemplar of an increasingly typical approach; demolishing a 1950’s chalet bungalow with 196m2 floor area and replacing it with a 355m21st century family home.

The replacement dwelling on a private road in the greenbelt area now provides an impressive modern-day house with a range of internal spaces to suit the needs of a typical family home. The spacious open plan kitchen/family/dining area allows for a large family to either all socialise together or do their own thing during the day, with a variety of spaces for different activities.

The original property was bought for £690k; the total build cost was £375-400k and the estimated current valuation is now £1.2m.

The Val-U-Therm low energy building system provides excellent levels of thermal insulation, thermal bridging & air tightness. This allowed a design trade-off to permit large window areas taking advantage of the views over the front amenity space and open rural landscape to the rear. The original property on the same plot area did not take advantage of these views and had limited space with small dark areas downstairs and 3 bedrooms and a family bathroom (all with sloping ceilings) squeezed with boxed dormers into just 70m2 upstairs. This made it feel too small to be a viable family home.

The timber frame structure allowed a design to be achieved with minimum impact on the greenbelt, not be overbearing on neighbouring properties and a mixed palette of materials to contribute to a visually striking building with architectural merit.

Flight Timber offer a complete portfolio of timber structural solutions all in-house designed, off-site manufactured & site-installed.  On this project, for a total timber structure cost of £108k the Flight Timber provision included 350m2 of Val-U-Therm walls with 140mm studs and timber cladding having a U-value of 0.19W/m2K, 254mm Easi-joist floors (to assist MVHR installation) and a sophisticated trussed roof structure with vaulted ceilings for all bedrooms.

The main conceptual approach was to create a modern-day family home with a mixture of spaces whilst respecting the character of the area and not to overbear on the neighbouring properties. Whilst a possibility of remodelling the existing property was considered, the advantages of a new build route has many benefits both architectural and in building performance by using the Flight Timber Val-U-Therm®building system. The external appearance of this property was a driving factor to make to ensure it would not only fit in with the surrounding area but also to enhance the local area whilst having minimum impact on the green belt. The use of natural stone and timber cladding creates a soft blend of contemporary materials into the traditional natural environment. The large glazed areas to the front entrance are visually impressive to create a stunning approach.

Upon entering the property, you are struck with the double storey glazed circulation space with views directly ahead looking through the glass doors that lead to the open planned kitchen family area. The views continue through to the open rural vista to the rear, immediately connecting the occupants to the adjacent landscape. With a terraced area to the rear also allowing occupants to move between the internal and external spaces, without feeling disconnected. A separate living area with fire place allows for the occupants to have a range of different spaces available to them for different styles of entertaining or relaxing.

The stairs wrap around up the feature wall to the gallery landing which looks back down to the entrance hall, the two-storey mullion glazing brings in large amounts of natural light to the centre of the home, creating a light and open space. The gallery leads to 5 double bedrooms, all vaulted with the master bedroom enjoying a glazed gable to enhance and frame the views even further beyond the internal space. Three of the bedrooms have their own en-suites and built in wardrobes, with bedrooms 4 & 5 sharing an en-suite. All bedrooms again taking advantage of the external vistas. The master bedroom benefits from a impressive walk in wardrobe leading to a generous en-suite with views out over the rear.
