This oak extension was undertaken for clients with an Arts and Crafts property within the New Forest National Park, Hampshire. The property is not listed, and yet was deemed to be important and of historic value by the local planning authorities. They are led to believe that the property was originally commissioned for the Bishop of Winchester. The existing home had remained unchanged for many years. It was a stone cottage with mullioned windows to the ground floor, and a rendered oak framed structure to the first floor. Oak windows look out from beneath the thatched roof.

The Brief

The brief for this project was to build an oak framed extension. This extension was intended to overcome the current limitations of the property. The existing layout meant that the beautiful views looking out over the Avon Valley to the west could not be enjoyed from the main room of the ground floor. The new extension was to provide a space from which the clients could enjoy the property’s stunning westerly views. 

Design & Challenges

The first challenge, in the early stages, was finding a plan that would meet with the approval of both the clients and the local planners. After around 12 months of back and forth, they finally submitted plans through the formal planning system and were granted full planning permission around ten weeks later. Not all planning applications go smoothly, but their experience in creating relationships and fostering co-operation means that they can get things done – even in more complex and challenging situations. 

As is usual, we undertook the entire project from beginning to end. Throughout the build, another added complication was that the clients wished to remain in residence. They accommodated their needs and succeeded in keeping the property fully powered and connected for water and sewage throughout the whole construction process. Complications meant that they had to change the configuration of services no fewer than four times to keep system integrity. But they succeeded in ensuring that the clients experienced no inconvenience.

The Result

The new extension they created has a low dwarf wall constructed in the same stone as the original cottage, with an oak frame above. Glazing allows for uninterrupted views to the west, and French doors lead out onto a Purbeck stone patio installed to match the adjacent existing patio. The rear was extended to roof level with a block wall, with oak frame exposed internally. They feature vaulted oak ceiling is topped with a roof of clay tiles. 

Finished with a galley kitchen and seating zone, space has transformed the lives of the clients. It harmoniously blends in with both the existing property and surroundings and allows them to relax and enjoy sunsets over the valley.
