18.3 acres of land with a croft building
This building plot comes with an abundance of land with 18.3 acres of land with an existing croft building on the land.
In Scotland, a croft is a small agricultural landholding, used for small-scale food production, that also includes a dwelling house.
However, unlike many croft buildings, this one does not require permission from the Croft Commission to purchase.
Proposals to turn building into pottery business
Planning permission has already been applied for to convert the existing croft building to turn it into a pottery business and a new house.

The planning application states the croft building "is in a state of disrepair and it isn’t economical to fix the structural issues and bring up to modern standards".
However, it also states: "It does, however, have a certain amount of charm and could be retained (rather than demolished) as an ancillary building to a new development – helping to secure the link with the past."
The plans for the house are for a traditional 1.5 storey country home with slate roof, wet harl exterior and windows with a vertical emphasis. It also includes a linked garage with vertical timber cladding and slate roof.
Stunning views of Ben Wyvis
The plot sits in Culbokie is a small village in Ross and Cromarty, in the Scottish Highlands.
On the plot's large estate there are incredible views of the mountain Ben Wyvis to North in Easter Ross.
With access to the water mains and electrics on site the stunning conversion opportunity of a lifetime is ready made for your next project.
